On behalf of CBRE Investment Management, Workman Projects has project managed the £39.75m retrofit transformation of 10 Brindleyplace – Birmingham’s largest office refurbishment scheme.

The redevelopment scheme has combined buildings 8 and 10 Brindleyplace into one building, and sees the creation of 210,000 sq. ft of high-quality grade A office space, with one of Birmingham’s largest-available office floorplates, at more than 27,000 sq. ft.

With a strong emphasis on sustainable design and occupier wellness, the building meets Net Zero targets in operation, with an EPC A rating, and has achieved a BREEAM rating of Excellent along with Fitwel 2 Stars and WiredScore Platinum.

Deeside Industrial Estate in Flintshire, North Wales, is a modern, high-skill-driven area with ambitions to be recognised as a centre for advanced technological excellence on a world scale. It is fully let on the existing built estate, which has given the site owner the confidence to provide further much-needed industrial and warehouse space, the development of which is being project managed by Workman Project Management.

Deeside63 will offer 63,205 sq. ft on 3.55 acres, while Deeside40 will provide an additional 39,762 sq. ft on two acres. Market requirements in the area are showing strong demand for modern, highly specified sustainable space, and Deeside40/63 are expected to meet that need.

Designed by Fletcher Rae Architects, the two, single-storey, highly sustainable warehouses have been designed to reduce waste and embodied carbon as far as practically possible during construction. Low environmental impact strategies include consideration of materials, disassembly, and functional adaptability, which have all been incorporated. With sustainability at the heart of the design, the units are being constructed to include solar panels, as well as rooflights to reduce artificial lighting demand and improve wellbeing.

The units are on track to be Net Zero carbon at the point of end-use, and will feature scalable EV charging, to futureproof the units for tenant occupation, dedicated pedestrian and cycle routes will link the site to local neighbourhoods, while secure and weatherproof cycle storage and changing facilities are designed to encourage active travel. The scheme layout and design will feature green spaces, and a ‘biodiversity zone’ to encourage exercise and active travel. An Indoor Air Quality Plan will also be considered to encourage a healthy internal environment.

The scheme is expected to achieve an EPC rating of A+ and is on target for BREEAM Very Good.

Workman Project Management is undertaking development monitoring at Panattoni Park – the “world class” redevelopment of the former Honda site in South Marston, Swindon.

The 370-acre site, which is the size of 358 football pitches, was purchased by Panattoni after the Honda Motor Company ceased production on 30 July 2021 and immediately began decommissioning the site.

In 2022, Panattoni submitted plans for the site, which included full planning consent for Unit 5, a logistics building with a gross internal area of 2.35m sq. ft, including mezzanine. The developer is also looking to secure outline consent for an additional 4.9m of logistics space on the same site.

The estimated £700m development is set to be completed in 2027.

Workman’s specialist project management team is providing development monitoring for build-to-rent developments encompassing 333 units over two buildings, which form the centrepiece of the high-profile SOYO neighbourhood in Leeds. The build-to-rent (BTR) developments have been forward-funded as part of the Federated Hermes-operated Hestia fund, which is dedicated to this type of scheme, as reported by Property Week.

Caddick Construction Ltd has recently begun work on-site, with the Workman Project Management team, steered by Adam Austin, Senior Associate, having been involved since 2020, delivering due diligence and contractual advice.

Leeds-based DLG Architects has designed the buildings with sustainability credentials that go beyond current statutory requirements. The #WorkmanESG team is collaborating closely on the project, with our Hedley Jones, Partner, Head of ESG, Refurbishment and Development, providing ESG Project Advisor service.

The SOYO development will feature outdoor courtyards plus 12,000 sq. ft of retail and restaurant units on the ground floor, as well as a new public realm including green spaces and a pedestrian boulevard leading through to the centre of Leeds.

The two BTR buildings are set for completion in December 2023, with Workman Project Management involvement continuing into 2024 as the public realm is finalised.

Workman Project Management provided development monitoring for the former Kingston Riding School, which has been transformed into 52 apartments. It is the first project to reach practical completion as part of the Hestia scheme, the residential operating platform from the international business of Federated Hermes.

For Hestia, the residential operating platform from the international business of Federated Hermes, Workman Project Management has provided development monitoring services for a development of 52 one, two and three-bedroom apartments on the site of the former Kingston Riding School at 38 Crescent Road, Kingston-upon-Thames.

The 1.5-acre scheme, now branded as Square Roots Kingston, was created by London Square’s affordable housing and shared ownership provider Square Roots.

The development reached practical completion in early September and is now more than 90% sold.

The new apartments are set in a tree-lined neighbourhood, just over a mile’s walk from the sought-after market town centre of Kingston-upon-Thames. The development offers residents private outdoor space with balconies and terraces to all units. The scheme has been designed across two buildings, planned around landscaped grounds to create a green urban space.

The site boasts allocated parking, including electric vehicle charging points, and cycle storage, as well as good transport links with Norbiton rail station an 11-minute walk.

As part of its growing body of work in the later living sector, Workman’s Project Management team has monitored the development of five luxury care homes, constructed to rigorously high standards of quality and workmanship. All five have now reached practical completion and been handed over to operators with +30-year leases.

The Ivy Care Home portfolio, valued more than £100m when first conceived in 2020, comprises a collection of architect-designed buildings, set within landscaped settings in prominent locations. These include Eastleigh, Enfield, Braintree, Littleover, Market Harborough, Redford (Edinburgh), Wixams, Verwood and Upton. Five of the homes were newly built, while an additional four operational care homes were purchased by the fund, following extensive due diligence studies carried out by the Workman Project Management team.

Workman Project Management specialists from across the firm have been involved in development monitoring for the later living project, which has drawn upon expertise from our Bristol, Swindon, Cambridge, Milton Keynes, and Glasgow offices.

The teams have collaborated with innovative and market-leading developers and operators such as Hamberley Care Homes, Avery Healthcare, and Frontier Care, who take up their leases once the new buildings have reached practical completion.

The later living care homes are built to exemplary standards, with between 60 and 85 ensuite bedrooms across no more than three floors. Amenities can include bar, cinema, exercise rooms, private dining, hair salon and barbers, gardening areas designed for wheelchair-users, café, library, potting sheds, wildflower meadows, sensory gardens, and sheltered outdoor seating areas.

The homes are also constructed progressively in terms of energy efficiency and BREEAM ratings, often with sustainable elements such as green roofs, rainwater harvesting, PV solar panels, heat recovery systems, and sophisticated building management systems that control all of the M&E plant.

Fitted with digital metering systems that can be read for various different timescales, the homes also boast internal communication and nurse call systems, which allow efficient and effective care delivery. Each floor will be staffed by approximately 10-15 employees, with weekly costs for residents at around £1500 to £1600 per room.

The scheme, made up of 100% affordable housing, will create 141 homes in total.

The development will play a vital role in growth plans for the area, with a mix of London Affordable Rent and Shared Ownership, set in landscaped gardens, with play areas and a communal terrace, plus riverside public realm.

There will also be 4876 sq. ft of commercial space.

The first homes will be available from March 2024.

Dunelm has opened the doors to its new 33,000 sq. ft store in the former John Lewis Building inside Atria Watford. Project managed by Workman’s Project Management team, the opening marks the retailer’s first store inside a shopping centre.

As reported by Retail Gazette, the retailer’s stores and people director Amanda Cox said: “Opening a new store and bringing the Dunelm offer to a new community is always good news but the opening in Watford is particularly exciting – this is the first of our stores to be based in a shopping centre, making it very accessible to many new customers.”

The major refurbishment project at Atria Watford commenced in January 2022 and will progress through to completion in May 2024.

Poundland has also opened its new 15,000 sq. ft store for trading at the scheme, with more retailers yet to come.

The former John Lewis department store is being transformed into seven new retail and leisure units, spanning four floors and 165,000 sq. ft of prime retail space.

Now the 50,00 sq ft Grade II-Listed building is undergoing redevelopment as part of a huge £7m scheme of wider NOMA regeneration. The scheme will create a multi-functional cultural hub with a creative college for 400 students, 1000-capacity concert space and 10,000 sq. ft food hall with access to public square and event space Sadler’s Yard. The transformation is expected to help Manchester further establish its arts and culture credentials, with the potential to attract and retain some of the UK’s best young talent.

When Debenhams closed its doors at the Bullring in May 2021, it didn’t take long for Birmingham’s most prestigious shopping location to attract new occupiers. The former department store has been retrofitted and repurposed to play host to Marks & Spencer across the lower and mid-levels of the Bullring. And, as part of Hammerson’s major repositioning of the estate, M&S will be joined by leisure operator Toca Social, a new football, dining and entertainment brand, which has leased the entire top level. This major investment by both occupiers represents a huge vote of confidence in the resilience of physical retail. The 207,000 sq ft redevelopment, managed by Workman Projects completed for handover to M&S in May 2023, opening Christmas 2023, and handed over to TOCA in October 2023, opening Easter 2024.
