Development Set-Up
Our practical insight into day-to-day building operations helps inform design decisions that directly impact building performance.
Aligning design intent with operational realities
We believe a property manager’s involvement in the design phase or development set-up of any (re)development is essential to ensure operational needs are embedded from the outset, enabling smoother mobilisation and long-term management. Our practical insight into day-to-day building operations helps inform design decisions that directly impact building functionality and efficiency. Our early involvement enables us to input into space-planning, systems integration, and compliance considerations, ensuring the asset is fit for purpose.
Taking care of mobilsation
We handle the full mobilisation process – from design input and construction handover through to operational management – establishing management structures, setting up service charges, onboarding occupiers, and ensuring all systems and documentation are in place before day one. We establish contractor relationships, set up maintenance regimes, verify as-built documentation, and ensure health and safety compliance is in place.
Creating an integrated operating framework
For complex assets or portfolios, we coordinate colleagues across multiple disciplines – property management, facilities management, sustainability, placemaking and building technology – to create an integrated operating framework that delivers from the start. Whether it’s a single building or a phased campus development, this proactive approach helps align design intent with operational realities.
