Our appointment is part of a comprehensive transformation of Senator House, a 150,000 sq. ft property in the heart of London’s financial district.
The building gives new owners Addington Capital a strong refurbishment opportunity to upgrade the lower floors to create high quality Cat-A Offices, with enhanced ESG credentials and is well timed to take advantage of a shortage in top quality office stock in the City market.
The investor and asset manager is actively pursuing “brown to green” projects across Central London, upgrading buildings with strong fundamentals to create the high quality, ESG-compliant space sought after by today’s occupiers. At Senator House, the ambitious refurbishment project includes works to the vacant office floors, reception, cycle store, and showers, along with the introduction of sustainable technologies.

Early engagement with the Workman Sustainability team and the provision of a Pre-Refurbishment Audit to understand the potential for reuse and recycling shows a real commitment to circular economy principles.
This will be developed through the provision of Whole Life Carbon Assessments at both design and completion stages, led by Danielle Dinneen, Sustainability Consultant and whole life carbon modelling expert within Workman’s Sustainability team, as part of a continued drive to minimise embodied and operational carbon throughout the design and decision-making process.
